Hall Equities Group pur- chased Denver West Busi- ness Park, consisting of 17 buildings on 80.86 acres straddling Interstate 70, near the Denver West Colorado Mills Parkway interchange. The sale closed at $64.6 mil- lion in November, according to public records. The dis- tressed property was under a receivership and was previously owned by enti- ties affiliated with Bridge Investment Group and DPC Cos., which acquired the property in 2018, according to media reports. Colliers’ Robert Whittel- sey and Brad Calbert were engaged by the receiver to sell the property. “The sale is a testament to the asset,” Whittelsey said. “The asset is the dominant business park on the west side of town, and it repre- sents one’s image of offic- ing in Colorado. You have extensive open areas, walk- ing paths, bike trails and outdoor spaces that the employers and employees benefit from. With that, it commanded an equitable price for the buyer and the seller.” Totaling 1.18 million square feet, Denver West Business Park was built between the mid-1970s and early 1980s. The asset fea- tures green spaces, includ- ing three ponds and 5 miles of trails; indoor and outdoor Wi-Fi; a tenant patio and lounge; community-friend- ly lobbies; numerous event spaces; a fitness studio; abundant parking; and on- site management and secu- rity, according to the park’s website. The asset is adja- cent to Denver West Village and Colorado Mills, offering numerous retail and dining options. Denver West Business Park is approximately 74% leased. The Milestone Group bought Bucking Horse Apart- ments, located at 2274 Year- ling Drive, from an affiliate of Equus Capital Partners in December. The sale was completed on behalf of Equus Investment Partnership XI LP, a discretionary equity fund managed by Equus. The property sold for $106.35 million, according to Larimer County public records. “Bucking Horse Apart- ments is situated within a well-connected neighbor- hood setting with convenient walkability to nearby retail and community parks, which presents a notable competi- tive advantage,” said Equus Senior Vice President Andrew Holloway. “The property’s thoughtfully built design and its location within the Fort Collins submarket were key drivers behind our initial investment. We are pleased to complete the exit and return capital to our investors.” Courtney Crowder and Jack Kachadurian of New- mark’s Multifamily Capital Markets team represented the seller in the deal. Equus’ Hol- loway, Mike Brower, Scott Miller and Anthony Guglu- izza oversaw the transaction for the seller. “The offering generated a highly competitive bidding process, driven by Bucking Horse’s exceptional perfor- mance and the strength of the Fort Collins market,” Crowder said. “Investors were par- ticularly drawn to the com- munity’s differentiated prod- uct type – large floor plans, Milestone Group buys Bucking Horse Apts.
