Swire Coca-Cola USA announced it will build a new 620,000-square-foot manufac- turing facility in Peak Innova- tion Park, adjacent to Colorado Springs Municipal Airport. Hixson is serving as architect for the project, and Whiting- Turner is serving as the gen- eral contractor. Construction is expected to begin this year and conclude in 2028. “Colorado Springs has been a great partner for our exist- ing distribution facility where we employ 170 people,” said Bryan Sink, Swire Coca-Cola USA senior vice president, supply chain. “The city offers a highly skilled workforce and a strong sense of communi- ty – all of which make it an ideal location for this strategic investment. At this facility, we will pursue LEED Gold cer- tification, demonstrating our commitment to sustainability and being a responsible busi- ness within the community. This investment represents our long-term commitment to the region, supporting local jobs, enhancing our produc- tion capabilities, and ensuring we continue manufacturing our large portfolio of bever- age brands right here in Colo- rado.” Swire manufactures, dis- tributes and sells Coca-Cola and other beverage brands in 13 states across the West region. ErvoSquare and Matrix Group Inc. purchased the Pacifica Union portfolio – posi- tioned west of the South Santa Fe Drive-West Union Avenue intersection and including 1825, 1835, 1865, 1942 and 1950 W. Union Ave. and 1910 W. Stanford Ave. – from Bureau- crat Required Spe LLC in an off-market transaction in December. Michael DeSantis and Brett MacDougall of Unique Prop- erties Inc./TCN Worldwide facilitated the real estate trans- action on behalf of both the buyer and seller after a decade- long relationship with the sell- er. The team had cold-called the previous owner in 2015, building rapport for years while seeking an off-market deal for the portfolio. “Portfolios of this scale and quality rarely come to market, as many owners hold these assets for decades and benefit from strong occupancy and consistent cash flow,” DeSantis said. “As a result, deals of this caliber are often the product of long-term relationships, as was the case here, and sometimes the desire to avoid a traditional marketing process, also the case here.” As the seller grew older, dis- posing of the assets became more likely. After the Unique Properties team connecting the former owner and the joint venture, the transaction moved forward, which was ultimately completed as an estate trans- action. The transaction’s due diligence process was “highly complex and strenuous” due to financing and the general breadth of the process, a state- ment from Unique Properties said. “In the end, we were able to structure solutions that worked extremely well for both the trust and the buyer, allowing the deal to successfully close at the end of 2025,” DeSantis said. JLL Capital Markets’ Peter Merrion, Rob Key, Leon McB- room, Will Haass, Hannah Pennington and Ellie Savage assisted ErvoSquare with the acquisition by identifying and securing Matrix Group as a joint venture partner. “ErvoSquare and Matrix Group’s combined expertise and business plan for Pacifica Union will deliver a desirable industrial option in this … infill Joint venture acquires small-bay portfolio A joint venture of ErvoSquare and Matrix Group Inc. will rebrand the Pacifica Union portfolio as Santa Fe Industrial Collective following its acquisition of the 10-building property.
