Vista Residential Part- ners closed on financing to build Highline Vista, a 172- unit apartment community at 16 W. Dry Creek Circle, in February. The company received a $40.43 million loan from Nationwide Mutual Insurance Co., according to SKLD Information services. The developer acquired a pair of adjacent land parcels for the project for $3.15 mil- lion in February following a yearslong closing process, which required rezoning of the property and full approv- als for multifamily develop- ment. “Highline Vista reflects our strategy of investing in sup- ply constrained submarkets with strong employment fun- damentals and a high quality of life,” said Vista Residential Partners Managing Director Tyler Erickson. “Littleton’s combination of transit access, outdoor amenities, and a growing employment base made this an especially com- pelling opportunity.” Earthwork and grad- ing are expected to begin in April. Vertical construction is expected to begin in August. The first units are anticipated to be delivered in mid-2027, with full completion targeted in late 2027. Rosemann Architects is serving as architect for the project. Apex Multifamily Construction, a Vista affili- ate, will serve as general con- tractor. Harris Kocher Smith provided civil engineering services. Norris Design is providing land planning and landscape architecture ser- vices, and Vida is providing interior design services. Vista announces 172-unit Highline Vista by Avalon Jacka CENTENNIAL – An advanced manufacturing facility in the southeast sub- market traded hands for $21.5 million in February. The Koll Co. purchased the 112,500-square-foot industrial property at 6284 S. Nome Court from Cabot Properties. JLL Capital Markets’ Peter Merrion and Rob Key represented the seller in the transaction. “This transaction exem- plifies the sustained inves- tor confidence in Denver’s southeast submarket,” said Key. “Despite its relatively modest inventory, the sub- market consistently attracts interest from both private and institutional investors. The 6284 S. Nome property stands out as a particularly compelling asset, with its exceptional 6,000-amp elec- trical capacity serving as a critical market differentiator that sets it apart from com- parable properties.” Cabot bought the prop- erty for $10.3 million in July 2021, according to Arapahoe County public records. Situated on 7.44 acres, the facility features specialized infrastructure designed for precision manufacturing operations. Built in 1996, the concrete tilt-up build- ing includes front-loading dock access with seven dock doors, 22-foot clear heights, wet fire protection systems, a mix of T5 and T12 light- ing in the warehouse space, and 6,000-amp electrical capacity, which served as a “significant market differen- tiator,” a statement from JLL said. The front-park, front- load property also includes 104 auto parking spaces and a 125-foot truck court with a concrete apron. The single-tenant facility has been occupied by Plas- tic Design & Manufacturing Co. since 1997. The company specializes in custom plastic molding solutions, includ- ing thermoforming and precision injection mold- ing. Serving a wide range of industries, such as aero- space, medical, robotics and automotive sectors, the facil- ity maintains AS 9100:2016 certification, enabling the facility to service key aero- space customers. The facility serves as Plastic Design & Manufacturing’s headquar- ters.
