Bron Tapes Holding LLC signed a 15-year lease for the full 82,000-square-foot build- ing at 11213 E. Caley Ave. in Hub Arapahoe, under devel- opment by Jordon Perlmutter & Co. Bron is expected to move into the space in first-quarter 2027. “We’re proud to have Bron join the growing roster of ten- ants at Hub Arapahoe and continue building momentum for Phase 2,” said Jordon Perl- mutter & Co. partner Sean Perlmutter. “Bron is a highly respected industry leader, and their commitment further vali- dates our vision for Hub Arap- ahoe as a best-in-class industri- al infill campus delivering the access, flexibility and quality today’s users demand.” JLL facilitated the lease trans- action, with Troy Leland rep- resenting the tenant, and Dave Lee, Jason Addlesperger and Philip Lee representing the landlord. “The leasing velocity at Hub Arapahoe reflects the quality of the development and the strength of its location with- in the southeast submarket,” Dave Lee said. “Bron selected Hub Arapahoe for its new cor- porate headquarters facility for the same reasons other tenants have: strategic access to I-25, proximity to desirable ameni- ties and a high-image envi- ronment designed for modern industrial users.” The transaction brings Phase 2 of the project, comprising 152,000 sf across two build- ings, to 75% preleased. Fol- lowing leases with Bron Tapes and Pacific Office Automation, Phase 2 has 40,000 sf available remaining for prelease. Ware Malcomb is serving as architect for Phase 2, and Murray & Stafford Inc. is serv- ing as general contractor. Con- struction is expected to be com- pleted in May. Upon comple- tion, the 22-acre Hub Arapahoe project will total 304,172 sf. The new lease follows the completion of lease-up of Phase 1, which will be home to FritoLay, Flex Energy Solu- tions, Med Safety Solutions and D-Bat. The “strong” leas- ing velocity across both phas- es underscores the ongoing demand for “well-located, high-quality” industrial facili- ties in the southeast submar- ket, a statement from Jordon Perlmutter & Co. said. Positioned 1.5 miles east of Interstate 25 on Arapahoe Road, near the Denver Tech Center, Hub Arapahoe will provide regional connectiv- ity, 24-foot clear height, 18 to 20 dock-high doors and four grade-level doors per building, ESFR sprinklers, expansive truck courts, and flexible suite sizes ranging from 15,000 to 82,000 sf. The campus is adja- cent to Peakview Park and sur- rounded by numerous retail, dining and transit amenities. Operating in the region since 1977, Bron encompasses a portfolio of brands, includ- ing Bron Tapes, Bron Aerotech, Bron Converting and NSL Aerospace. The new facility will serve as the company’s Colorado headquarters and operational hub for more than 100 employees based in Den- ver. The space will feature a custom floor plan designed to support Bron’s complex opera- tions, including approximately 16,000 sf of office space and 66,000 sf of production and equipment space. “Bron is thrilled to estab- lish our new Colorado head- quarters and super-site facil- ity at Hub Arapahoe,” said Bron General Manager and Vice President of Operations George Caillouette. “This facility gives us the location and modern infrastructure we need to support our team, strengthen operations and con- tinue delivering high-quality solutions to our customers.” The company selected Hub Arapahoe for its “best-in-class design, central location with- in southeast Denver, and the overall quality of the campus environment,” according to a Jordon Perlmutter & Co. repre- sentative. “The project’s flexibility and functionality aligned well with the company’s operational requirements and long-term growth strategy,” the represen- tative added. Founded in 1952, Denver- based Jordon Perlmutter & Co. focuses on the acquisition, development, management and leasing of commercial and multifamily properties in the Rocky Mountain region.
