Crusoe leased the 352,000-square-foot facility at 22600 E. Interstate 76 Front- age Road within 76 Commerce Center, a 1.7 million-sf, Class A industrial development. The company declined to disclose the owner or brokers in the deal. The specialized manufac- turing facility will be branded the Spark Factory and will be dedicated to the production of Crusoe Spark, the company’s modular AI “factory.” Crusoe Spark turnkey, prefabricated modular AI data centers are designed to bring powerful, low-latency compute to the network’s edge, a statement from Crusoe said. The data centers allow for the scalable deployment of critical AI infra- structure – including power, cooling, remote monitoring, fire suppression and high-den- sity racks – closer to where the data is generated. The new facility will feature advanced manufacturing sys- tems to facilitate the assem- bly of Crusoe Spark modules. The company’s AI-powered manufacturing approach ensures that the infrastruc- ture is built in a state-of-the- art facility using advanced technology. The new factory will allow Crusoe to rapidly scale capacity for its Crusoe Cloud AI platform and man- aged inference offerings. Lincoln Property Co., in partnership with PGIM , pur- chased St. Joseph Medical Pavilion, a 99,503-square- foot outpatient medical building located at 1818 N. Ogden St. The sale was not recorded with Denver County prior to publication. The selling entity was listed on Denver County public records as Fidelis Medical Denver Partners LLC, affili- ated with Houston-based developer Fidelis. CBRE facilitated the transaction. “This acquisition strength- ens our growing national health care investment plat- form while expanding our presence and operational capabilities in Denver and the Mountain West,” said Alastair Barnes, Lincoln Property Co. vice president, healthcare investments. “With modern infrastruc- ture, strong institutional tenancy, and a compelling lease-up opportunity, St. Joseph Medical Pavilion is well-positioned to deliver durable long-term perfor- mance.” The buyers were attracted to the asset because, “It is one of the highest-quality outpatient medical build- ings in the Denver area and exceptionally well-located on the St. Joseph Hospital campus within the Uptown medical district,” said Lin- coln Property Co. Executive Vice President Brian Bacha- rach. Fidelis developed the building and delivered the asset in 2020. An entity affili- ated with Lincoln Property Co. and PGIM assumed Fidelis’ ground lease of the property and took out a $125 million loan from BMO bank jointly with the assumption in March, according to coun- ty records.
