Sixth Street, in partnership with Riller Capital, acquired the Park Hyatt Beaver Creek Resort & Spa, located at 136 E. Thomas Place, from Braemar Hotels & Resorts. CBRE served as the adviser for the seller, and the buyer was advised by Latham & Watkins, Brown- stein Hyatt Farber Schreck and Eastdil Secured. Positioned in the heart of Beaver Creek Village, the 193- key hotel is the only hotel pro- viding a ski-in/ski-out expe- rience at Beaver Creek, one of the country’s premier ski resorts. Located in one of Col- orado’s most desirable year- round resort destinations, the asset benefits from its adjacen- cy to the ski resort and proxim- ity to the town’s restaurants, boutiques and performing arts center. “The Park Hyatt Beaver Creek is an iconic mountain resort and a rare opportunity to invest in irreplaceable real estate in one of the world’s most sought-after alpine des- tinations,” said Sixth Street principal Aman Gupta. “Bea- ver Creek’s long-term funda- mentals are highly compelling, supported by meaningful bar- riers to new lodging supply and durable demand from lei- sure, group, and year-round resort travelers. With its pre- mier ski-in/ski-out location, Park Hyatt brand affiliation, and deep amenity offering, the hotel is well positioned to ben- efit from these dynamics over the long term.” Starwood Property Trust provided financing for the transaction. All guest rooms and suites were renovated in 2025. The resort features a comprehen- sive amenity package, includ- ing multiple food and bever- age options, a full-service spa, a state-of-the-art fitness center, a heated outdoor pool and hot tubs, and approximately 50,000 square feet of meeting and event space. The transaction follows another deal between Sixth Street and Braemar completed last year. Sixth Street acquired The Clancy, a 410-room life- style hotel in San Francisco, from Braemar for $115 million in November. Founded in 2009, Sixth Street has more than $130 billion in assets under management and committed capital. Headquar- tered in San Francisco, the firm has additional U.S. offices in New York City; Dallas, Hous- ton and Austin, Texas; Boston; and Chicago; and international offices in London; Hong Kong; Luxembourg; and Singapore. Braemar Hotels & Resorts is a real estate investment trust focused on the high-growth luxury hotel and resort sec- tor. The company targets high- performance luxury urban and resort properties. Design Mechanical Inc. signed a prelease for 129,140 square feet, encompassing all of Building 1 at Creekside Innovation Park, located at 650 E. 148th Ave. The proj- ect is under development by OCC Industrial. Construc- tion is expected to begin in June. The 10-year lease will commence upon delivery in second-quarter 2027. “Securing Design Mechani- cal Inc. as our anchor tenant before a single shovel hits the ground is exactly the kind of validation that defines a well-positioned project,” said OCC Industrial Chief Invest- ment Officer James Carolan. “We built Creekside with structural advantages that others can’t easily replicate – the lowest tax burden in the submarket and the closest I-25 access.
