Trammell Crow Co. and PCCP LLC acquired the site at the Interstate 25-E-470 inter- change to develop Crossroads 25. The team broke ground on the project following the acquisition. “Developing within one of the Denver metro’s most dynamic industrial submar- kets presented a compelling opportunity for TCC,” said Trammell Crow Denver Mar- ket Leader Megan Kranich- feld. “The North I-25 corridor is not only one of Colorado’s most vital freight routes, but it is also the fastest-growing region in the state. Its proxim- ity to a uniquely diverse labor pool offers a distinct, long-term advantage for tenants as they evaluate their real estate needs. These elements reinforce our conviction in this project. A project of this scale requires a tremendous collective effort.” CBRE’s Tyler Carner, Jeremy Ballenger and Keiffer Gar- ton facilitated the transaction on behalf of the undisclosed seller. The brokerage team will lead leasing efforts on behalf of Trammell Crow and PCCP. “We were glad to work on a successful disposition of this incredibly well-located indus- trial site in the heart of North I-25,” Carner said. “Further, we are looking forward to working with TCC to lease the Crossroads 25 development to completion.” The project team includes the city of Thornton, provid- ing support and collaboration; Ware Malcomb, serving as architect and civil engineer; Murray & Stafford, serving as general contractor; and Sim- mons Bank, which provided construction financing for Phase 1. What separates Denver from a lot of other cities in the U.S. is how welcoming and close the real estate development and investment community is. Everyone wants to help, even if someone new comes in the market. We’re all invested to see them be successful. I think that’s a really wonderful and very special thing about Den- ver that a lot of cities can’t boast.” Tim Richey of Newmark represented the seller in the transaction.
